Terms and Conditions (T&C)
Effective as of: July 31, 2025
These Terms and Conditions apply to all bookings and services provided by our accommodation, regardless of whether the booking was made directly or through third-party providers (e.g., Booking.com or Airbnb).
By booking or using our accommodation, you agree to these Terms and Conditions and to our Privacy Policy.
1. Booking & Contractual Agreement
1.1 Validity of Booking
- A booking or reservation becomes binding if it is not cancelled in due time.
- Bookings made via third-party platforms (e.g., Booking.com) are also subject to their respective terms and conditions.
1.2 Conduct & House Rules
- By booking, you agree to comply with our house rules and terms of use.
- No food or drinks are provided in the rooms.
- Smoking is prohibited throughout the entire building – including rooms and bathrooms.
Smoking is only allowed in the small pub on the ground floor. - In the event of violation, the room will retroactively be treated as a smoking room (double room rate per night).
In addition, access codes will be deactivated until the surcharge and a flat-rate renovation fee of €300 net are paid in advance.
2. Use of the Accommodation
2.1 General Rules
- All rooms are single rooms. Visitors must be registered and may incur additional charges.
- Check-in: from 3:00 PM / Check-out: until 10:00 AM
Late check-out requires an additional booking.
2.2 Visitor Policy
- Day visitor: €2.50 per day
Overnight guest: €20.00 per night
Unregistered visitors may result in retroactive charges and/or interruption of the booking.
2.3 Cleaning
- Weekly cleaning is included in the price.
Bed linen and towels are provided, but not ironed.
2.4 Kitchen & Inventory
- Use of the kitchenette is not included in the room rate.
If used, it must be left clean. Otherwise, a cleaning fee will be charged. - Inventory must remain complete and undamaged in the assigned room.
- Any damages must be reported immediately.
Damages discovered after check-out may be charged to the person who made the booking, within 14 days.
2.5 Windows & Doors
- Windows and doors must be closed when leaving the room – especially in attic rooms to prevent water damage during rain.
3. Payment
3.1 Self-paying Guests
- Payment is always due in advance, at the latest upon check-in.
- For monthly bookings: payment is due at the beginning of each monthly period (e.g., on the 15th of each month if check-in was on the 15th).
3.2 Payment by Employer / Company
- Payment by invoice, due as specified on the invoice.
If payment is not received, access codes will be deactivated.
3.3 Third-Party Portals (Booking / Airbnb)
- Payment and cancellations are handled exclusively via the respective platform.
We cannot process or refund any payments made through them.
4. Cancellations
4.1 General Cancellation Policy
- Early departure: Only the actual stay will be charged (at the standard daily rate).
- Free cancellation is possible within 24 hours after the booking request, but at least 24 hours before the scheduled arrival.
- Cancellation within 24 hours before arrival:
One day will be charged, but no more than 10 % of the booked period. - Cancellation after arrival:
100 % will be charged up to the cancellation day, plus one additional day; max. 30 % of the total booked period. - Short-notice bookings (within 24 hours of arrival):
Cancellation fee: at least one day, up to a maximum of 30 % of the booked duration. - Non-refundable offers cannot be cancelled.
5. Pets
- Pets are generally not allowed.
- Exception: One dog is allowed in Room 001, at a rate of at least €65/night.
The dog must be house-trained and must not disturb other guests.
Washing the dog in the bathroom is not allowed.
6. Waste Separation & Disposal
- Yellow recycling bags are available in the hallways.
PET bottles, packaging, etc. must be disposed of there. - A standard waste bin is provided in each room.
Please empty it regularly into the main garbage bin outside. - Small in-room sorting bins are no longer provided due to improper use.
7. Parking
- Parking is available to the left and behind the house.
- Emergency exits must remain unobstructed at all times.
- Parking on neighboring properties is prohibited.
If our parking spaces are full, please use public parking spaces.
8. Cancellation by the Host
We reserve the right to cancel any booking at any time and without justification, for example:
- if it becomes clear that the stay is intended as a long-term residence (not permitted)
- in case of false information (e.g., minors as guests)
- if the guest disrupts the peace or violates house rules

10. Revisions & Validity
- Changes compared to the previous version may be documented below.
- Upon publication of this version, previous versions lose their validity.
