Introduction Terms and Conditions
Bookings via other portals (e.g. Booking.com) sometimes have different terms and conditions, which the guest must also comply with.
- Mostly everything is similar to a handshake
1.1 a booking/reservation is considered binding if it is not cancelled.
1.2 With a booking / reservation you agree to our rules of conduct and the room offer.
1.3 There are no food options in the rooms. Drinks and small snacks can be bought and consumed at the hotel’s bar on Mondays, Wednesdays and Fridays.
1.4 Smoking is prohibited throughout the house. So also in the rooms! – except at the hotel bar. In case of violation, I will interrupt and settle the reservation / booking from the day.
1.5 Use of Rooms
Each room is always reserved for one person (with the exception of companies that book one or more rooms for months so that they always have a room available for one fitter).
1.5.1 Check-in is always on the day of arrival from 3 p.m
1.5.2 Check-out is always by 10 a.m. on the day of departure
Anyone who can or wants to check out after 10 a.m. must reserve / book another day for the respective room.
1.6 Visitors must be registered. Visitor price 2.50 euros per day. If a visitor stays in the same room, 20 euros per night. In case of violation, I will interrupt and settle the reservation / booking from the day.
- Prices / Invoice (always paid in advance)
2.1 If possible, leave your address or the address of your company including email address so that the invoice can be sent as a PDF by email.
It is of course also possible to print out the invoice on paper.
2.2 Surcharges due to visitors of a guest can appear later in the bill for the respective guest / room.
2.3 The prices stated when booking online include the current VAT.
2.4 Regular cleaning
to keep prices as low as possible for our fitters, the accommodation is only cleaned once a week.
2.5 Rules of Conduct / Checkout
Use of the kitchen is NOT included in the price. It must be left clean and the windows must be closed before you check out. However, if you don’t want to do the dishes or leave the mini kitchen clean for the next guest, the cleaning lady can of course do this for a fee (30 euros). I will then issue a follow-up invoice.
2.5.1 You have booked but are not the guest? Then inform your guest about my terms and conditions.
2.5.2 Damage caused by the guest in the room must be reported immediately. Any damage discovered after check-out will be charged to the booker up to 14 days after check-out.
The room and its permanent and mobile fixtures and fittings (especially mini-kitchen, cookware, cutlery, glasses, cups, table(s), chair, cupboards) must be left as they were found. Of course, the bed, bedding, bath and towels will have been used by you or your guest. Of course they don’t have to be cleaned!
Of course, wear and tear of the items mentioned in point 2.5.2 will not be charged!
2.5.3 Windows and doors must be closed when leaving the accommodation. Especially in the attic, it can quickly lead to small floods if the window is open when it rains. The rooms underneath can also be affected.
2.6 Payment for the room(s)
2.6.1 for self-payers (i.e. you as a guest also pay for the room): Payment is always made in advance. At the latest at check-in or via the portal you used to book.
If you reserve several months, you always pay for the next month. Example: You check in on the 15th of the month, then the payment for the first month must be made at check-in at the latest. Then always no later than the next 15th for the following month. Otherwise the access code will be deleted.
2.6.2 Your employer / company pays by invoice, an invoice will be issued. Payable according to requirements as shown on the invoice.
If the room(s) are not paid for, the corresponding access codes to the house will be deleted.
2.6.3 Price increases
Every year all additional costs are increased by the state and the provider. Of course, our prices are then adjusted every year. The adjustment is then always within the range of 3 – 7 percent.
- Cancellations possible:
3.1 In the event of early departure (e.g. due to a lack of orders), only the stay up to which the guest used the room will of course be charged. (Example: reservation for one month, after three weeks the guest moves out, then only the days are charged at the daily prices of the respective room of the 3 weeks used).
3.2 Cancellations within 24 hours of the request, but at least 24 hours before the arrival date, are free of charge.
3.3 Cancellations within the last 24 hours before arrival will be charged with at least one day of service at the respective room price, but with a maximum of 10% of the service for the corresponding reserved period at the respective room price.
3.4 Cancellations made after the arrival date will be charged a minimum of 100% reservation/booking fee up to the date of cancellation plus one additional day, but a maximum of 30% of the service for the relevant reserved period at the applicable room rate.
3.5 Bookings that are made at short notice (within the last 24 hours before arrival) are NOT free of charge! Here, a service for at least 1 day is charged at the respective room price, but a maximum of 30% of the service for the correspondingly reserved period at the respective room price.
3.6 Cancellations of a reservation longer than one month will be charged 10% of the unused service cost.
3.7 Cancellations of cheap offers that are advertised as non-cancellable are non-cancellable.

5.1 NO animals are allowed in the hotel / in the rooms.
- Violations can of course also be punished
in the event of gross violations (e.g. smoking in the room, unannounced overnight stays by guests or people who are not registered for the room), the booking of the room(s) will be terminated.
- Waste disposal / we stand for waste separation!
large, yellow sacks stand in the corridors
Due to bad experience, we no longer put small double bins in the rooms (we intended for separating waste, but very few people kept to it). There are now large stands with yellow sacks in the hallways. Since mostly PET bottles, bags, packaging and cans accumulate and can be recycled, they all belong in the yellow sacks in the corridors – for the sake of the environment.
For normal residual waste, which must not be disposed of in the yellow sack (no recycling), there is of course a rubbish bin in every room and a rubbish bin outside the front door. Regularly throws the normal household waste in there when leaving the room. Thanks.
Parking spaces are available to the left of the house and behind the house. Blocking the entrances and exits (emergency exits) when parking is prohibited!
